What landlords ask for in Linares

  • Valid ID card

Yours and your guarantor's, if one is required.

  • Proof of income

Your last 3 payslips, or fee receipts and your SII tax folder if you're self-employed. Usually your net income should be about 3 times the rent.

  • Pension contributions and job contract

A certificate of contributions from your AFP (last 12 months) and sometimes your employment contract.

  • Credit report

Many agencies check you have no overdue debts. If you do, offer a guarantor or joint co-signer.

  • Move-in money

Normally one month's deposit plus the first month in advance. With an agency, add its fee (often half a month's rent + VAT).

Before signing: how to rent safely

  • Visit the house in person

Never transfer money to "reserve" a house you haven't seen. It's the most common rental scam.

  • Confirm who the owner is

Ask for the current ownership certificate (from the Linares Real Estate Registry, Independencia 110, or cbr-linares.cl) and make sure the landlord is the owner or has a power of attorney.

  • Written lease signed before a notary

It must state the rent, how and when it's adjusted, the term, the deposit and when it's returned, who pays each expense and whether pets are allowed.

  • Inventory with photos

Write down and photograph the condition of every room, appliance and meter when you move in, so your deposit is returned without arguments.

  • "Devuélveme mi casa" law

Since 2022 (Law 21,461), if a tenant doesn't pay, the owner can ask the court for a fast-track procedure giving 10 days to pay or leave. Pay on time and keep your receipts.

Rent subsidy (DS 52): the State helps you pay

The Housing Ministry (Minvu) grants a total of 170 UF used month by month: in Maule it pays up to 4.2 UF a month of a rent of up to 11 UF, and you pay the difference.

  • Be 18 or older with a valid ID card.
  • Be within the most vulnerable 70% of the Social Household Registry (RSH).
  • Apply with your family (spouse, partner or children); people over 60 can apply alone.
  • Have at least 4 UF saved in a housing savings account.

The regular 2026 call closed on August 7. Check upcoming calls at minvu.cl or ask at the SERVIU office in Linares (Freire 680).
